Kuwait real estate sales reach 27.4 million dinars in eight days

Ahmadi leads with 12.42 million dinars

Kuwait’s real estate market recorded 73 transactions worth approximately 27.4 million dinars between August 2 and 10, with deals covering residential, investment and warehouse properties. Al-Ahmadi Governorate recorded the highest level of activity during the period, accounting for about 46 percent of the total trading value.

Al-Ahmadi registered 33 transactions worth 12.42 million dinars, followed by Al-Jahra with 13 transactions valued at 6.61 million dinars. Al-Farwaniya also recorded 13 transactions, with a combined value of approximately 4.13 million dinars. Hawally registered six transactions worth 3.63 million dinars, while Mubarak Al-Kabeer recorded six deals valued at 2.23 million dinars. The Capital Governorate recorded two transactions worth 1.08 million dinars.

At the area level, Sabah Al-Ahmad Sea City was the most active, recording 14 transactions involving land and residential properties. Land deals in the area ranged from 150,000 to 340,000 dinars, while a 480-square-metre house was sold for 525,000 dinars.

Al-Mutlaa ranked second in terms of transaction volume, with 11 deals worth a combined 3.31 million dinars. The transactions were almost entirely for private residential properties. The deals involved 11 houses, each measuring 400 square meters, with prices ranging from 230,000 to 420,000 dinars.

Among the highest-value transactions, an investment building in Salmiya topped the list at 1.77 million dinars. The property covered 770 square meters. An investment building in Abu Halifa ranked second at 1.6 million dinars for a 750-square-metre property.

Mangaf recorded two investment building transactions valued at 1.46 million dinars each, bringing the combined value to 2.92 million dinars. One property covered 787.5 square meters, while the other measured 745 square meters.

Other notable transactions included an investment building in Mahboula valued at 955,000 dinars and measuring 500 square meters, and an investment plot in Abu Halifa worth 850,000 dinars, covering 713 square meters.

A 376-square-metre house in Kaifan was sold for 630,000 dinars, while a 400-square-metre residential plot in Funaitees was valued at 575,000 dinars.

A 480-square-metre house in Sabah Al-Ahmad Sea City changed hands for 525,000 dinars, while an industrial warehouse plot in Al-Ardhiya covering 1,000 square meters was recorded at 500,000 dinars, with an exit rate of 85.42 percent.

The data also included several low-value transactions. The lowest recorded value was 1,000 dinars for a transaction in Abraq Khaitan. However, this did not represent a complete sale of the property, as it involved only a 2.51 percent share.

Other low-value deals included a house in Sabah Al-Nasser for 30,000 dinars, an investment apartment in Mahboula for 44,000 dinars, an apartment in Fintas for 48,500 dinars and another investment apartment in Mahboula for 52,500 dinars.

Overall, the figures show that Al-Ahmadi remained the leading governorate in both transaction volume and value, while areas such as Sabah Al-Ahmad Sea City and Al-Mutlaa recorded particularly strong activity in the residential property market.
