PAHW explores 7 options for residential units based on input from citizens

The Public Authority for Housing Welfare is currently evaluating seven proposed designs for residential units under the real estate developer project. The final selection will depend on the preferences of Kuwaiti citizens, according to an online survey.

This initiative comes as the Authority prepares to begin implementation in the third quarter of 2025, with initial development covering three sites totaling 5.04 million square meters. The project is part of a broader strategy to deliver approximately 170,000 residential plots over the coming years.

The survey offered citizens seven housing size options, ranging from 100 to 600 square meters in total built-up area. Respondents were also asked to indicate their financial capabilities, with unit prices starting at KD 90,000 and rising in increments to KD 475,000.

Citizens were asked to choose from three housing types — apartments, semi-detached villas, or detached villas. Preferences for room numbers varied from three to more than seven, depending on family size and household structure.

The study also examined citizens’ capacity to make down payments on ready-made units, offering options starting at KD 10,000 and going up to KD 30,000 or more. Participants were encouraged to prioritize features such as private gardens, a separate diwaniya entrance, and proximity to public services.

The Authority also took into account household dynamics, including the number of extended family members and domestic workers living in the home, to better align future housing units with residents’ practical needs.
In March, the Housing Authority announced three key real estate development locations — Al-Mutlaa City (2.12 million sqm); Saad Al-Abdullah City (1.02 million sqm) and West Doha (1.9 million sqm).

These sites will host the first phases of the developer-led housing program.

The following are the key specifications under review:

  • Unit sizes: 100 to over 600 square meters
  • Price range: KD 90,000 to KD 475,000
  • Housing models: 3 to 7-room units across three styles
