“Municipal Technical” committee approved building regulations in agricultural areas
The Technical Committee of the Municipal Council, chaired by member M. Munira Al-Amir, approved the final amendments to the schedule of requirements and specifications for construction in agricultural areas during its meeting on Tuesday, 17 December.
The amendments included a clear redefinition of the areas covered by the regulation, specifically the plots of state property allocated to the Public Authority for Agriculture Affairs and Fish Resources, the Public Authority for Sports, the Public Authority for Manpower, or any other government agency.
The committee agreed to amend the building percentages in the agricultural areas of Al Wafra, Al Abdali, and Al Salibiya by allowing the construction of reserves at a rate not exceeding 80 percent of the plot area, constructed with light materials.
Additionally, an area for garbage containers will be allocated within the possession boundaries, adjacent to the fence on one of the service streets, with a height not exceeding two meters.
The regulation stipulates that all buildings must be of one floor only and made from lightweight materials or reinforced concrete. It allows for the construction of a residence and a family rest house with just one ground floor.
The maximum height for buildings, including a residence and a family rest house for the plot owner, shall be 6 meters. The setback must not exceed 5 meters from all sides of the plot boundaries, except for the area designated for collecting garbage containers and the guard’s room.
The regulation amended the building percentages for cattle and milk production farms across all regions, setting the percentage of feed stores and feed grinding units at 5 percent. Additionally, 10 percent of the land area is allocated for workers’ housing buildings and administrative buildings.
It is permissible to establish a veterinary clinic and family housing for the plot owner within the farm, provided that the family housing does not exceed one thousand square meters. The building must be one-story, with a maximum height of 5 meters.
