MC proposes three measures to ease congestion at ‘Future Zone’ Shuwaikh Industrial Area

As Kuwait prepares vital zones for future development, attention has turned to the “Future Zone” in Shuwaikh Industrial Area – Sector 16, formerly known as the Free Trade Zone.
The government continues to work to clear obstacles in the area, most notably chronic traffic congestion, which threatens to stall progress on upcoming strategic projects.
During its latest session, the Municipal Council referred to the Municipality a proposal submitted by Council Member Fahad Al-Abduljader to address the area’s traffic crisis. The proposal outlines a three-point roadmap to ease congestion and improve vehicle flow re-planning traffic circulation within the zone, coordination among all relevant agencies to ensure effective implementation and construction of two roundabouts on Al-Ghazali Road, located before the Customs Roundabout.
These measures aim to support the Future Zone’s transformation into a hub for new initiatives by resolving one of its most persistent infrastructure issues.
In the same session, the Municipal Council approved final amendments to Kuwait’s building regulations, specifically regarding investment housing.
Key changes include mixed-use investment housing is now permitted within Kuwait City; a six-fold increase in compensation for shop owners affected by redevelopment; a 50% increase in allowed building percentage for properties allocated to residential care; an increase in the number of permissible commercial activities per floor, from 16 to 22 and a ban on merging certain types of commercial activities within a single building to ensure functional clarity.
These changes are intended to promote urban renewal, support private sector participation, and encourage real estate investment, while balancing livability and infrastructure planning.
