Kuwait real estate market records 240 million dinars in transactions in August

  • 81,500-square-metre Al-Surra property sold for 40 million dinars
  • Private sector leads Kuwait real estate trading with 129.66 million dinars in August
  • Capital Governorate tops Kuwait real estate market with 81.23 million dinars in deals

Kuwait’s real estate market recorded 388 transactions worth approximately 240 million dinars between August 2 and 31, with the capital accounting for the largest share of transaction value and Al-Ahmadi recording the highest number of deals.

According to real estate trading data issued by the Ministry of Justice, transactions in the Capital Governorate totaled about 81.23 million dinars through 34 deals, representing approximately 33.9 percent of the total value during the period.

Hawalli ranked second with 54.52 million dinars from 54 transactions, followed by Al-Ahmadi with 52.36 million dinars through 173 deals. Al-Ahmadi was the most active governorate by transaction volume.

Farwaniya recorded about 24.41 million dinars through 43 deals, while Jahra posted 19.18 million dinars through 60 transactions. Mubarak Al-Kabeer recorded 8.26 million dinars through 24 deals.

The private real estate sector accounted for the largest share of trading, with 270 transactions worth 129.66 million dinars, or about 54 percent of total transaction value. The investment sector followed with 112 transactions worth 81.54 million dinars. The commercial sector recorded three deals worth 21.71 million dinars.

The data also included one commercial exhibition transaction worth 6.24 million dinars, a warehouse transaction worth 500,000 dinars, and one government transaction valued at 310,000 dinars. By property type, private-sector houses led with 198 transactions worth 65.5 million dinars, while private-sector land recorded 66 deals worth about 23.5 million dinars.

In the investment sector, buildings accounted for 29 transactions worth 53.03 million dinars, while investment land recorded 50 transactions worth about 22.74 million dinars. At the district level, Al-Surra topped the market in transaction value with about 41.36 million dinars from three deals, driven by an exceptional sale worth 40 million dinars involving a property measuring 81,500 square metres.

Al-Qibla ranked second with 20.01 million dinars from one transaction, while Salmiya came third with 18.74 million dinars through 12 deals. Sabah Al-Ahmad Sea City recorded 52 transactions worth 17.04 million dinars, while Al-Mutlaa registered 40 deals worth 13.96 million dinars and Al-Fahaheel recorded 47 transactions worth 13.73 million dinars.

The second-largest transaction was the sale of a 2,117-square-metre commercial plot in Al-Qibla for 20.01 million dinars. Other major transactions included an 8 million-dinar investment plot in Al-Shaab, a 6.24 million-dinar commercial complex in Al-Dajeej, and an investment building in Al-Shaab sold for 5.4 million dinars.
