Kuwait’s real estate market recorded transactions worth 71.27 million dinars through 147 property deals during the first half of July, reflecting sustained demand across the residential and investment sectors, according to data released by the Ministry of Justice.
The figures cover transactions in the private residential, investment, commercial and craft sectors, with private housing continuing to dominate market activity.
The residential sector accounted for 112 transactions, followed by 32 investment deals, while the commercial sector recorded two transactions and the craft services sector one transaction.
By property type, houses led the market with 71 transactions, followed by 40 land deals, while 18 buildings and 18 apartments changed hands during the period.
Residential Demand Remains Strong
The private housing sector remained the market’s main growth driver, supported by continued demand in newly developed residential areas, particularly Sabah Al-Ahmad Residential City, Al-Mutlaa and Sabah Al-Ahmad Sea City.
Among the largest residential transactions were the sale of a 1,000-square-metre house in Shuwaikh Residential for 4.5 million dinars, a 1,004-square-metre property in Abdullah Al-Salem for 2.8 million dinars, another house in the same area sold for 2.6 million dinars, and a 500-square-metre home in Al-Faiha valued at 630,000 dinars.
Investment Sector Supports Market Value
Investment properties continued to contribute significantly to the total value of transactions, with activity concentrated in Salmiya, Hawally, Mahboula and Farwaniya.
Major investment deals included the sale of a 996-square-metre building in Salmiya for 2.6 million dinars, another Salmiya building for 1.84 million dinars, an investment plot in Hawally sold for 1.95 million dinars, and an investment building in Farwaniya valued at 1.7 million dinars.
The commercial sector recorded two transactions, including the sale of a commercial building in Qibla for 3.5 million dinars, while the craft services sector registered the sale of a 350-square-metre industrial plot in Fahaheel for 890,000 dinars.
Ahmadi Leads Activity
Geographically, Al-Ahmadi Governorate recorded the highest number of transactions, driven by activity in Mahboula, Sabah Al-Ahmad Residential City, Sabah Al-Ahmad Sea City and Fahaheel.
Meanwhile, the Capital and Hawalli governorates generated the highest transaction values due to larger investment and commercial deals.
Market Maintains Strong 2026 Performance
The latest figures add to a robust performance for Kuwait’s property market this year. During the first half of 2026, total real estate transactions reached approximately 1.62 billion dinars across 2,373 deals.
Private housing remained the largest segment, accounting for 644.38 million dinars through 1,667 transactions, followed by the investment sector with 526.02 million dinars generated from 575 transactions, underlining continued confidence in Kuwait’s real estate market.
