Kuwait greenlights development of Sulaibikhat Bay project

Located in Kuwait Bay, the 8,152 square kilometers project will offer views stretching from Shuwaikh to the borders of Doha Port.

Kuwait has greenlit the development of the Sulaibikhat Bay project. Located in Kuwait Bay, west of Kuwait City, the project will offer views stretching from Shuwaikh to the borders of Doha Port, according to MEED magazine, as reported by Al Anba newspaper.

The project, with a total area of 8,152 square kilometers, was approved by Manal Al-Asfour, Deputy Director General of the Urban Planning Sector at Sulaibikhat Municipality, and includes the master plan, land use, and building ratios for the overall development.

The magazine added that the project will be divided into six development zones: the Innovation Zone, the Sulaibikhat Coastal Zone, the Sulaibikhat Sports Zone, the Ras Asherij Zone, the Asherij Residential Zone, and the Asherij Islands Zone.

According to local reports, “The municipality is implementing the urban policy outlined in the state’s structural plan, approved by Decree No. 255 of 2008. This plan was established to monitor population growth, land use, road networks, services, public facilities, and the resulting availability of job opportunities.”

The magazine quoted GlobalData, a data company, as expecting the economic output of Kuwait’s construction industry to grow by 6.6% this year, based on actual estimates. This growth is supported by investment in the energy sector, government efforts to increase oil and gas production, and infrastructure development.

In July 2023, the government announced a four-year development program that includes 107 major projects across various sectors.

GlobalData expects Kuwait’s construction industry to grow at an average annual rate of 3.9% between 2025 and 2028. This growth will be driven by government investment in renewable energy, transportation, electricity, housing, sports facilities, and initiatives from the New Kuwait 2035 National Development Plan.

The magazine concluded that the residential construction sector is projected to grow by 5.9% in real terms this year, before slowing to 3.2% from 2025 to 2028. This growth is supported by the government’s efforts under the Kuwait Vision 2030 plan, which includes building 65,500 housing units through five projects by 2029.
