Real Estate Union calls for secure, organized storage areas in Kuwait

The union attributed business owners’ preference for renting basements in residential investment areas, due to the country’s lack of nearby storage facilities.

  • The Real Estate Union urged authorities to enhance oversight and enforcement of laws and regulations, emphasizing continuous monitoring, inspection, and adherence to security and safety standards to prevent incidents like the recent one in Mangaf.

  • The union stressed the need for robust monitoring systems to ensure real estate compliance with standards, regulations, and laws, including periodic inspections, continuous audits, and penalties for violators.

The Real Estate Union urged the government to implement dedicated storage areas equipped with security measures and governed by clear regulations on space organization and safety. This initiative aims to meet market demand for storage spaces and prevent incidents like the recent one in Mangaf.

In a statement, the union attributed business owners’ preference for renting basements in residential investment areas, due to Kuwait’s lack of nearby storage facilities.

The union urged regulatory authorities, especially the municipality, fire department, interior ministry, labor department, and others, to play a more significant role in organizing and enforcing compliance with laws and regulations. They emphasized the need for ongoing monitoring, inspection, and examination of all properties to ensure adherence to organizational standards, as well as to guarantee necessary security and safety measures.

The union emphasized that effective supervision of all types of real estate requires robust monitoring systems to ensure compliance with standards, regulations, and laws. This entails periodic inspections, continuous audits, and the enforcement of deterrent penalties for violators.

Such supervision, grounded in scientific principles and logical regulations, helps prevent violations, mitigate risks, ensure quality and safety, and foster trust between citizens and regulatory authorities.

Rising violations of building codes, security standards

The union emphasized that the investment sector has recently seen numerous violations of building codes and security standards. Violators often achieve higher returns and profits compared to real estate owners who comply with building specifications and “fire safety standards.” This imbalance has created unfairness between compliant and non-compliant parties under state regulations. Therefore, it is essential for all real estate owners to adhere to regulations and laws for fairness and compliance.

The union explained that providing suitable housing for workers is an essential aspect of their moral and human rights. This should be governed by laws ensuring housing quality and suitability. The government must promptly make decisive decisions to establish worker cities in designated areas, separate from Kuwaiti and non-Kuwaiti family residences, while addressing all their specific needs.

Rental law has become a top priority

The union emphasized that developing the rental law has become a top priority, advocating for unified rental contracts that offer flexibility in requirements.

This aims to regulate real estate rents by linking contracts to documentation with government agencies such as the Ministry of Commerce and Industry, Ministry of Justice, or the Civil Information Authority.

The union has consistently advocated for the benefits of unified and documented rental contracts, including monitoring population movements, analyzing changes in housing patterns, identifying all residents nationwide, enhance community security by tracking resident locations, and other related matters.
