The property liquidity fell by 70% last April: Al-Shall weekly report

The April 2023 trading was distributed between about 124.9 million dinars for contracts, and about 1.9 million dinars for agencies. The number of real estate deals for this month reached 212, distributed between 209 contracts and 3 agencies, reports Al-Qabas daily.

The Al-Ahmadi Governorate scored the highest number of deals with 69, representing about 32.5% of the total number of real estate deals, followed by Hawalli Governorate with 49 deals, representing about 23.1%, while Al-Jahra Governorate had the lowest number of deals with 6 deals, representing about 2.8%.

The value of private housing activity transactions amounted to about 59.2 million dinars, down by 42.7% compared to March 2023 when it amounted to about 103.3 million dinars, while its contribution increased to 46.7% of the total value of real estate transactions compared to 40.2% in March.

The monthly average value of private housing transactions during the last 12 months amounted to about 144 million dinars, which means that the value of transactions for the month of April is 58.9% lower than the average. The number of deals for this activity decreased to 132 deals, compared to 226 deals in March. Thus, the average value of one deal for the private housing activity amounted to about 448 thousand dinars, compared to 457 thousand dinars in March, a decrease of 1.9%.

The value of investment housing activity trading amounted to about 55.6 million dinars, a decrease of 47.2% compared to March 2023, when it amounted to about 105.3 million dinars, and its contribution to the total liquidity increased to about 43.8% compared to 41% in March. The monthly average value of investment housing activity trading during the last 12 months amounted to about 89 million dinars, meaning that the value of trading for the month of April is 37.5% lower compared to the average of 12 months.

The number of deals decreased to 76, compared to 121 in March. Thus, the average value of one deal for the investment housing activity amounted to about 732 thousand dinars, compared to about 871 thousand dinars in March, a decrease of 16%.

The value of commercial activity trading decreased to about 12.1 million dinars, by 71.6%, compared to March 2023, when it amounted to about 42.4 million dinars. Its contribution to the value of real estate transactions decreased to about 9.5%, compared to 16.5% in March.

When comparing the total trading for the month of April with its counterpart for the same month of the previous year (April 2022), we note that it decreased from about 419 million dinars to about 126.8 million dinars, a decline of 69.7%. The decrease included the liquidity of commercial activity by 92.5%, the liquidity of private housing by 65.3%, and the liquidity of investment housing by 34.7%.
